DeForest WI Housing Market Update | October 2026

by Matt Deadman, MBA | Associate Broker

How is the DeForest, Wisconsin housing market performing in 2026? Are home prices still strong? How long are homes taking to sell? And what should buyers and sellers know as we approach the end of the year?

If you've been following the DeForest real estate market, you've probably noticed that some homes are selling relatively quickly while others seem to sit on the market much longer.

The latest statistics from the South Central Wisconsin MLS (SCWMLS) help explain what's happening.

Through October 28, 2026, DeForest's single-family homes have averaged a selling price of $589,289, with 231 completed sales and an average of 35 days on market.

But those numbers only tell part of the story.

As a local Realtor with Matt Deadman Homes, I work with buyers and sellers throughout DeForest, Windsor, Sun Prairie, and surrounding Dane County communities. Let's take a closer look at what these statistics mean for our local housing market.

DeForest Real Estate Market: 2026 Year-to-Date Overview

According to SCWMLS statistics through October 28, 2026, DeForest recorded the following activity across the property categories included in the report:

Market Statistic 2026 Year-to-Date
Properties Listed 471
Properties Sold 341
Average Sold Price $440,659
Median Sold Price $505,000
Average Days on Market 64
Median Days on Market 20
Average Sale-to-List Price Ratio 98.94%
Expired Listings 111

Source: South Central Wisconsin MLS, January 1–October 28, 2026. Includes single-family homes, condominiums, multifamily properties, and vacant land.

One important detail is that the overall average sold price includes multiple property types, including vacant land.

For buyers and sellers evaluating traditional houses, the single-family statistics below provide a much clearer picture.

It's also important to recognize the difference between the average and median days on market.

The overall average was 64 days, but the median was only 20 days. The different property types included in the report contribute to that gap.

The biggest takeaway is that DeForest is not one uniform real estate market. Property type, pricing, condition, and competition can all influence how quickly a property sells.

How Much Are Single-Family Homes Selling for in DeForest in 2026?

For homeowners and buyers interested in detached homes, these are the most useful numbers.

DeForest Single-Family Home Sales

Market Statistic 2026 Year-to-Date
Single-Family Homes Listed 313
Single-Family Homes Sold 231
Average Sold Price $589,289
Median Sold Price $549,900
Average Days on Market 35
Median Days on Market 11
Average Sale-to-List Price Ratio 99.80%
Expired Listings 54

The average single-family home in DeForest sold for $589,289, while the median selling price was $549,900.

That nearly $40,000 difference highlights why buyers and sellers should understand what each statistic represents.

Average sold prices can be influenced by higher-priced homes, while the median reflects the midpoint of completed sales.

Neither figure automatically determines the value of an individual property.

A newer home with premium finishes, a larger lot, and additional square footage may command a considerably different price than an older home in an established neighborhood.

Are DeForest Homes Selling for Asking Price?

Single-family homes sold for an average of 99.80% of their final listing prices.

At first glance, that might suggest sellers are receiving almost exactly what they're asking.

However, there's an important distinction.

A home that starts at $625,000, undergoes price reductions, and ultimately sells for $575,000 may still sell for nearly 100% of its final asking price.

This is why the sale-to-list price ratio should never be considered in isolation.

For sellers, accurate initial pricing remains a crucial part of a successful marketing strategy.

How Do Home Prices Vary by Number of Bedrooms in DeForest?

One of the more interesting parts of the DeForest report is the difference between three-bedroom and larger single-family homes.

Bedrooms Homes Sold Average Sold Price Avg. Days on Market
2 Bedrooms 8 $367,937 32
3 Bedrooms 96 $503,280 23
4+ Bedrooms 126 $672,936 45

The report also includes one completed sale in its 0–1-bedroom category.

There are some important differences here.

Three-Bedroom Homes

DeForest recorded 96 three-bedroom single-family sales, with an average sold price of $503,280.

These homes averaged just 23 days on market, with a median of only 7 days.

That's substantially faster than the average marketing time for larger homes.

Four-Bedroom and Larger Homes

Four-bedroom and larger properties accounted for 126 single-family sales.

Their average sold price was $672,936, and they averaged 45 days on market.

These larger homes sold at significantly higher prices, but they also took approximately twice as long to sell, on average, as three-bedroom homes.

What does this mean?

It doesn't necessarily mean larger homes are less desirable.

Instead, it illustrates how different segments of the housing market can behave differently.

Larger homes typically require a higher financial commitment, which can affect the pool of buyers able and willing to purchase them.

For DeForest sellers, understanding the competition within their specific price range is far more useful than simply looking at the average selling time for the entire village.

Why Are Some DeForest Homes Selling Quickly While Others Take Longer?

This is one of the most interesting questions in the current housing market.

For single-family homes, the average days on market was 35, but the median was just 11.

That gap suggests many sold properties moved relatively quickly, while others required substantially longer marketing periods.

Based on my experience helping buyers and sellers in DeForest and Windsor, several factors can contribute.

1. Pricing Is More Important Than Ever

Today's homebuyers can easily research competing properties, recently sold homes, and listing price changes.

If a home doesn't appear competitively priced, buyers may simply focus on other options.

2. The Price Range Makes a Difference

The report shows a significant difference between three-bedroom and four-plus-bedroom homes.

A three-bedroom home averaging $503,280 is competing for a different set of buyers than a larger home averaging $672,936.

Different price ranges may experience different levels of buyer activity.

3. Condition and Presentation Matter

Buyers frequently consider the cost of future improvements when evaluating homes.

Properties with updated kitchens, bathrooms, flooring, and other features may appeal differently from homes requiring substantial work.

4. The Market Changes Throughout the Year

As we enter the final months of 2026, seasonal changes may influence showing activity and the number of buyers actively looking.

Homes can certainly sell during fall and winter, but sellers should evaluate current competition rather than assuming conditions will remain the same throughout the year.

What Is Happening in the DeForest Condominium Market?

The DeForest condo market also deserves attention.

Through October 28, 2026, SCWMLS reported 65 completed condominium sales.

DeForest Condominium Market: 2026

Market Statistic Year-to-Date
Condos Listed 84
Condos Sold 65
Average Sold Price $480,966
Median Sold Price $469,900
Average Days on Market 58
Median Days on Market 29
Average Sale-to-List Price Ratio 99.48%
Expired Listings 14

One of the more notable findings is that DeForest condominiums averaged $480,966, much closer to the single-family average than some buyers might expect.

Condominiums are not necessarily inexpensive alternatives to single-family homes.

Some offer substantial square footage, newer construction, attached garages, and amenities that appeal to buyers seeking lower-maintenance ownership.

Another interesting statistic is the average marketing time.

DeForest condos averaged 58 days on market, compared with 35 days for single-family homes.

That difference reinforces the importance of evaluating condo pricing, association fees, property features, and available competition separately from the traditional housing market.

What About Vacant Land and New Construction in DeForest?

DeForest continues to offer a mix of established neighborhoods and residential development opportunities.

Communities such as Conservancy Place, Savannah Brooks, Heritage Gardens, and Park Crossing illustrate the variety of residential environments available in the village.

According to the Village of DeForest, residential development and housing options remain part of the community's planning and growth.

For buyers interested in building, the local vacant land statistics are worth examining.

DeForest Vacant Land Sales: 2026

Market Statistic Year-to-Date
Land Listings 61
Land Sales 40
Average Sold Price $292,252
Median Sold Price $185,500
Average Days on Market 242

These numbers cover the vacant land category as a whole, not exclusively buildable residential lots.

Land prices can vary dramatically depending on acreage, zoning, utilities, permitted uses, and development potential.

Someone purchasing a lot for a single-family home may encounter very different conditions from someone purchasing a larger parcel for another purpose.

When considering land or new construction in DeForest, buyers should carefully evaluate utilities, builder restrictions, site preparation expenses, and other ownership costs before committing.

Not Every Home Listed in DeForest Is Selling

Another statistic worth discussing is the number of expired listings.

The SCWMLS report shows 111 expired listings across all included property categories, including 54 expired single-family listings.

An expired listing typically means the listing agreement ended without a completed sale under that listing.

That does not necessarily mean the property never sold. It may have been relisted, sold later, or experienced another change in status.

However, expirations illustrate an important point.

Getting a home listed for sale is not the same as getting it sold.

Even when overall sales statistics look healthy, individual properties may struggle to attract sufficient buyer interest.

In my experience, a successful listing strategy requires careful pricing, professional presentation, broad marketing exposure, and ongoing evaluation of buyer feedback and competing properties.

When a home isn't generating showings or offers, it's important to understand why and determine whether the strategy needs to change.

Is DeForest a Buyer's Market or a Seller's Market?

Based on year-to-date closed sales alone, I wouldn't label DeForest exclusively a buyer's market or a seller's market.

Doing so accurately would require additional information, including current active listings, pending sales, and months of available inventory.

What the existing statistics do show is that market conditions vary by property type and price range.

Three-bedroom single-family homes averaged 23 days on market.

Four-bedroom and larger homes averaged 45 days.

Condominiums averaged 58 days.

Meanwhile, some properties experienced expired listings rather than successful sales.

These differences highlight why buyers and sellers benefit from a more detailed, property-specific market analysis.

What Should DeForest Home Sellers Know Heading Into Late 2026?

If you're considering selling your DeForest home before the end of the year, or preparing for a move in 2027, these statistics provide several useful lessons.

First, don't assume your home will automatically sell in 11 days simply because that was the median for completed single-family sales.

Second, understand how your property compares with others in its price range.

Third, consider the importance of preparing your home for the market before the first showing.

And finally, recognize that the initial asking price and final sold price can be very different.

A successful sale often begins with a realistic pricing strategy and a strong understanding of current buyer expectations.

What Should DeForest Homebuyers Know?

For buyers considering DeForest, the median single-family sale price of $549,900 provides a useful reference point.

However, the figures vary considerably depending on bedroom count and other property characteristics.

Buyers searching for three-bedroom properties may find substantially different pricing and competition than buyers seeking larger homes.

And while properties that have spent longer on the market may offer opportunities for negotiation, that doesn't necessarily mean every seller will accept a significantly reduced price.

It's important to evaluate each property individually.

Buyers should also pay attention to municipal boundaries.

DeForest and neighboring Windsor are separate villages, even though many Windsor homes use DeForest mailing addresses.

That distinction can affect municipal services, property taxes, and school district assignments.
