What Were Homes Selling For?

October’s median sale price was $499,900, representing the middle transaction among the 17 sales. The average was higher at $538,782.

Closings ranged from $105,000 to $850,000—a substantial spread. With a relatively small monthly sample, the mix of properties sold can noticeably affect the average. The lowest sale should not be treated as a typical purchase budget without understanding that property’s circumstances.

Closer to the midpoint, a home on Sunnybrook Drive in DeForest sold for $490,000, while a home on Warner Farm Drive in Windsor closed at $499,900. Higher-priced transactions included Ronald Reagan Drive in DeForest at $785,000 and Oak Lane in Windsor at $812,500.

For homeowners asking, “What is my DeForest or Windsor home worth?” these results are a starting point. The most useful comparisons will involve homes with similar locations, sizes, conditions, lots, and features.

How Quickly Did Homes Sell?

Among October’s closed sales, the median time on market was 20 days, while the average was 30 days. Reported market times ranged from one to 80 days.

That variation matters. Some homes found buyers quickly, while others needed considerably more time. Sellers should build their plans around their own property’s market position rather than assume every home will follow the monthly median.

These numbers describe homes that closed in October. They do not include properties still waiting for buyers, and days on market does not represent the entire timeline from listing through closing.

Were Sellers Getting Their Asking Prices?

Combined sale prices totaled approximately $9.16 million, compared with approximately $9.27 million in reported list prices. Total sale dollars were about 98.8% of total reported list dollars.

The homes that closed collectively sold relatively close to their reported asking prices. However, individual results varied. This comparison also does not account for seller concessions or reveal reductions from original asking prices.

For sellers, this reinforces the value of choosing a realistic price. For buyers, it highlights the importance of evaluating each home’s circumstances when deciding what to offer.

What This Means for DeForest and Windsor Sellers

Your home’s competition matters more than the overall average.

Jenn and I look at comparable closed sales, available listings, and how your home’s condition and features compare with the alternatives buyers have today.

Preparation, professional photography, and thoughtful pricing all help communicate your home’s value. Once listed, showing activity and buyer feedback help us evaluate whether the strategy is connecting with the market.

October’s 20-day median provides perspective, but your selling timeline will depend on the response to your particular home.

What This Means for Buyers

October’s closings included a variety of home sizes and price points across DeForest, Windsor, and the surrounding area.

Having financing ready and knowing your priorities can help you act confidently when a suitable home becomes available. Reviewing comparable sales, condition, and listing history can also help you assess the asking price and identify potential negotiating opportunities.

A longer marketing period may create room for discussion, but the right offer still depends on the property and the seller’s circumstances.

Planning a Move in 2027?

October’s results provide a snapshot of completed sales. Determining whether prices or activity are increasing or decreasing requires comparable reports from earlier periods using the same geographic boundaries.

For your own plans, the more useful question is how this market relates to your home, budget, and timing.
