Sun Prairie WI Housing Market Update | October 2026

by Matt Deadman, MBA | Associate Broker

How is the Sun Prairie, Wisconsin real estate market performing in 2026? Are homes still selling quickly? Are sellers getting their asking prices? And what should buyers and sellers expect as we head toward the end of the year?

As a local Realtor who has helped hundreds of buyers and sellers throughout Sun Prairie and Dane County, I closely follow our housing market to help clients understand what's actually happening.

Using data from the South Central Wisconsin MLS (SCWMLS), let's take a closer look at Sun Prairie's housing market from January 1 through October 27, 2026.

The biggest takeaway? Homes are still selling, but not every home is experiencing the same market. Pricing, property type, condition, and buyer expectations are playing important roles.

Sun Prairie Real Estate Market: 2026 Year-to-Date Snapshot

Through October 27, 2026, Sun Prairie recorded the following activity across residential properties and vacant land:

Market Statistic 2026 Year-to-Date
Properties Listed 795
Properties Sold 632
Average Sold Price $488,834
Median Sold Price $450,675
Average Days on Market 41
Median Days on Market 10
Average Sale-to-List Price Ratio 99.60%
Expired Listings 100

Source: South Central Wisconsin MLS. January 1–October 27, 2026. Includes multiple property categories, including single-family homes, condominiums, multifamily properties, and vacant land.

At first glance, these numbers suggest a fairly balanced market. Properties are selling for close to their final asking prices, and the median property spends just 10 days on the market.

However, looking only at those numbers doesn't tell the whole story.

The difference between average and median days on market is particularly interesting. While the median was just 10 days, the average was 41 days.

That indicates a market where many properties sold relatively quickly, while others spent considerably more time waiting for a buyer.

In other words, selling a home in Sun Prairie is not necessarily difficult, but pricing and presentation matter.

How Much Are Single-Family Homes Selling for in Sun Prairie?

For homeowners considering selling, or buyers looking for a traditional detached home, the single-family statistics provide a more relevant comparison than the overall market totals.

Sun Prairie Single-Family Home Sales: 2026

Market Statistic Year-to-Date
Single-Family Homes Listed 610
Single-Family Homes Sold 486
Average Sold Price $533,197
Median Sold Price $492,500
Average Days on Market 36
Median Days on Market 10
Average Sale-to-List Price Ratio 99.94%
Expired Listings 70

The average single-family home sold for $533,197, while the median sale price was $492,500.

Why is there a difference?

The average is influenced by higher-priced transactions, while the median represents the midpoint of all sales.

For many buyers and sellers trying to understand a typical Sun Prairie home sale, the median can provide useful context.

However, neither figure tells us what an individual home is worth. Home size, neighborhood, lot characteristics, updates, and overall condition all influence value.

Are Sun Prairie Homes Selling for Asking Price?

One of the more interesting statistics is the average sale-to-list price ratio of 99.94%.

This means that, on average, single-family homes sold for approximately 99.94% of their final listed prices.

But there's an important distinction.

A home selling near its final asking price doesn't necessarily mean it sold near its original asking price.

For example, a property originally listed for $550,000 might undergo price reductions before eventually selling for $500,000.

That final sale could still represent nearly 100% of its last asking price.

This is why looking beyond one statistic is so important when evaluating the market.

How Does the Number of Bedrooms Affect Sun Prairie Home Prices?

Not surprisingly, home prices vary significantly depending on the size and configuration of the property.

Here's a breakdown of single-family home sales by bedroom count through October 27, 2026.

Bedrooms Homes Sold Average Sold Price Avg. Days on Market
2 Bedrooms 17 $416,564 59
3 Bedrooms 258 $465,707 33
4+ Bedrooms 211 $625,116 38

Three-bedroom homes accounted for the largest number of single-family transactions, with 258 sales.

Four-bedroom and larger homes averaged approximately $625,116, considerably higher than the $465,707 average for three-bedroom properties.

Two-bedroom single-family homes recorded relatively few transactions, with only 17 sales.

Interestingly, these smaller homes also experienced the longest average marketing time of the three categories at 59 days.

While bedroom count alone doesn't determine a property's marketability, these figures illustrate why homeowners should compare their property with similar homes rather than relying on broad citywide averages.

Why Are Some Sun Prairie Homes Selling Quickly While Others Sit?

This may be the most important story in the 2026 Sun Prairie housing market.

The average single-family home spent 36 days on the market, but the median was just 10 days.

That substantial difference suggests that some properties were selling relatively quickly while others were taking much longer.

From my experience working directly with buyers and sellers throughout Sun Prairie, several factors can influence that difference.

1. Pricing Expectations

Buyers have access to more real estate information than ever before.

They can compare active listings, recent sales, price reductions, and other details before ever scheduling a showing.

When a property appears overpriced compared with available alternatives, buyers may simply move on.

2. Property Condition

Buyers often evaluate not just the purchase price but also the potential cost of improvements after closing.

A home requiring significant updates may face more competition from properties that are already move-in ready.

3. Competition Within the Price Range

Not every segment of the Sun Prairie housing market experiences identical conditions.

A three-bedroom home priced near the middle of the market may attract a different group of buyers than a larger property priced above $650,000.

The number of competing listings in a particular price range can make a significant difference.

4. Seasonal Market Changes

Real estate activity often changes throughout the year.

As we move into late fall and winter, buyer activity may become more limited, particularly among buyers who have flexibility in their moving timelines.

That doesn't mean homes stop selling. It means sellers may need to adjust expectations based on current competition and buyer activity.

What About Condos in Sun Prairie?

The condominium market tells a somewhat different story.

Through October 27, 2026, Sun Prairie recorded 100 closed condominium sales.

Sun Prairie Condominium Market: 2026

Market Statistic Year-to-Date
Condos Listed 138
Condos Sold 100
Average Sold Price $300,162
Median Sold Price $300,000
Average Days on Market 23
Median Days on Market 9
Average Sale-to-List Price Ratio 100.39%
Expired Listings 10

The average condominium sold for $300,162, considerably below the single-family average of $533,197.

Condos also averaged 23 days on market, compared with 36 days for single-family homes.

And perhaps most interestingly, condos averaged 100.39% of their final asking prices.

That indicates that, on average, sold condominium properties closed slightly above their final list prices.

Of course, individual condo transactions can vary depending on the association, monthly fees, amenities, condition, location, and other factors.

For buyers exploring lower-maintenance housing options, Sun Prairie's condominium market remains an important part of the overall housing landscape.

Not Every Sun Prairie Listing Is Selling

One statistic that deserves more attention is the number of expired listings.

Through October 27, 2026, the MLS reported:

  • 70 expired single-family listings

  • 10 expired condominium listings

  • 100 expired listings across all reported property categories

An expired listing generally means that the listing agreement reached its expiration date without a completed sale under that listing.

It does not necessarily mean the property never sold. Some homes may have been relisted, sold later, or had other changes in their listing status.

Still, these numbers illustrate an important reality.

Simply putting a home on the market doesn't guarantee a successful sale.

Even in a market where many homes are selling relatively quickly, some properties struggle to attract an acceptable offer.

This is why I believe a strong listing strategy needs to include more than just professional photography and widespread online exposure.

Correct pricing, property presentation, market positioning, and a willingness to reassess the strategy when necessary are all important.

Is Sun Prairie a Buyer's Market or a Seller's Market in 2026?

Based on these statistics alone, I wouldn't characterize every segment of Sun Prairie's housing market as exclusively a buyer's or seller's market.

A true determination would also require evaluating current inventory, months of supply, pending sales, and other indicators.

However, the year-to-date statistics reveal some interesting dynamics.

Many homes are still selling close to their final asking prices.

Some properties continue to sell relatively quickly.

Other homes experience extended marketing periods or expire without a sale.

This suggests that market conditions can differ significantly by property type, price range, and individual home characteristics.

For sellers, it means realistic pricing and a strong marketing plan remain critical.

For buyers, it means opportunities may exist to negotiate on properties that have been available longer, although well-positioned listings may still attract strong interest.

What Should Sun Prairie Home Sellers Know Heading Into Late 2026?

If you're thinking about selling your Sun Prairie home in the coming months, there are several important takeaways from this data.

First, don't assume that every home will sell in 10 days simply because that's the median marketing time.

Second, understand that buyers are comparing your property with the available competition.

Third, evaluate your home's pricing relative to similar properties, rather than relying solely on broad market averages.

And finally, remember that a home's initial asking price and eventual sale price can be very different.

A thoughtful pricing strategy from the beginning may help avoid unnecessary time on the market and subsequent price reductions.

What Should Sun Prairie Homebuyers Know?

For buyers, the market offers a different perspective.

The median single-family sale price of $492,500 provides a useful starting point when evaluating purchasing power.

However, prices vary considerably depending on the property.

A buyer searching for a three-bedroom home may encounter different pricing and competition than someone looking for a newer four-bedroom home.

It's also important to remember that a listing's time on market may create an opportunity for negotiation, but it doesn't automatically mean the seller will accept a substantially lower offer.

Each property deserves its own analysis.
