DeForest & Sun Prairie Multifamily Sales in 2026
Multifamily Properties Sold in DeForest and Sun Prairie in 2026: From Duplexes to Apartment Buildings
Multifamily real estate covers a wide range of properties—and this year’s sales in DeForest and Sun Prairie show just how wide that range can be.
The year-to-date sales shown below include everything from a $351,000 two-unit property to a $5.4 million, 29-unit apartment building. That variety is a reminder that a single average sale price rarely tells the whole story in the multifamily market.

Even Two-Unit Properties Sold Across a Wide Price Range
Among the Sun Prairie and DeForest properties shown, two-unit sales ranged from $351,000 to $628,000.
That is a substantial difference for properties with the same number of units. Unit count provides a starting point for comparison, but it does not capture differences in location, condition, square footage, garages, updates, rental income, or operating expenses.
For an owner considering selling a duplex, the most useful comparable sale is a property that closely matches the building and its income potential.
More Units Did Not Always Mean a Higher Sale Price
The report also shows why multifamily properties need to be evaluated individually.
A six-unit property on W Main Street in Sun Prairie sold for $700,000, while four-unit properties in Sun Prairie sold for $885,000, $920,000, and $1,330,000. In DeForest, a four-unit property on Seminole Way sold for $775,000.
Those differences do not, by themselves, establish which buyer got the better deal. The sales graphic does not include rent rolls, expenses, condition, or other details needed to make that judgment. They do show that unit count alone cannot explain a multifamily property’s value.
Larger Buildings Represent a Different Level of Investment
At the upper end of the report, the eight-unit property on Innovation Drive in DeForest sold for $2,675,000, and the 29-unit property on Triumph Drive in Sun Prairie sold for $5,400,000.
Grouping these buildings together with duplexes under one “multifamily” label can obscure meaningful differences. Buyers evaluating a larger apartment building may have very different financing, management, and income requirements than someone purchasing their first two-unit property.
Nearby Sales Add Context
The broader report also includes multifamily sales in Windsor, Bristol, and Burke. These nearby transactions can provide additional context, although municipal boundaries, property characteristics, and location still matter when selecting comparable sales.
A nearby sale is useful only to the extent that it helps explain how buyers would evaluate the property being considered.
What Does This Mean for Your Property?
This year’s sales demonstrate that there is no single price point for multifamily real estate in DeForest and Sun Prairie. The properties sold span a wide range of sizes, unit counts, and prices.
If you own a duplex, four-unit building, or larger apartment property, understanding its potential value starts with the right comparisons—and a closer look at the building’s condition, income, and expenses.
