What did homes sell for in the Sun Prairie area during September 2026? The supplied MLS sales reports show 57 single-family home sales and 10 condo sales, totaling approximately $34.93 million in closed sales.

Single-family sale prices ranged from $300,000 to $1.85 million, while condos sold from $207,000 to $395,000. That wide range makes it helpful to look beyond one headline number and examine each property type separately.

Here’s a closer look at September’s results and how buyers and sellers can use them.

The median is the middle sale price when sales are sorted from lowest to highest. The average incorporates every sale, so particularly expensive properties can pull it upward. Both figures are useful, but neither replaces a comparison with homes similar to yours.

Single-Family Homes: A $519,900 Median Sale Price

The 57 single-family sales in September had an average price of $560,241 and a median of $519,900.

Of those closings, 26 homes—approximately 46%—sold for less than $500,000. Another 24 sold from $500,000 to just under $700,000, and seven sold for $700,000 or more.

That distribution gives buyers and sellers more context than the average alone. September’s report includes smaller homes, larger homes, and properties in several municipalities, all contributing to the overall results.

A few examples illustrate the range:

  • 137 South Street, Sun Prairie: $300,000; 3 bedrooms and 1,296 finished square feet.
  • 723 Kelly Street, Sun Prairie: $418,000; 4 bedrooms and 1,834 finished square feet.
  • 1232 Orchid Petal Drive, Sun Prairie: $470,000; 3 bedrooms and 1,836 finished square feet.
  • 2019 Leopold Way, Sun Prairie: $519,900; 3 bedrooms and 1,876 finished square feet.
  • 933 Chalfont Drive, Sun Prairie: $670,000; 4 bedrooms and 3,881 finished square feet.
  • 1421 Stonehaven Drive, Sun Prairie: $739,900; 3 bedrooms and 2,277 finished square feet.

These are reference points rather than interchangeable comparisons. Size, condition, age, location, lot, layout, and finishes all matter when evaluating a particular home.

How the Highest Sale Affects the Average

The highest single-family sale in the report was 6837 Elder Lane in the Town of Bristol at $1,850,000.

Including that sale, the average single-family price was $560,241. Excluding it, the average of the remaining 56 sales was approximately $537,210. The full report’s median was $519,900.

The $1.85 million closing belongs in the overall results, but its effect illustrates why I look at the median and individual comparable sales alongside the average. A broad market average can be influenced by properties that have little in common with the home you want to buy or sell.

Sun Prairie Area Condos: A $288,250 Median Sale Price

September’s 10 condo sales had an average price of $299,840 and a median of $288,250. Prices ranged from $207,000 to $395,000.

Six of the 10 condos sold for less than $300,000. Finished living space ranged from 1,017 to 2,276 square feet, showing that the report includes a variety of sizes and layouts.

Examples include:

  • 143 Talon Place, Sun Prairie: $207,000; 2 bedrooms and 1,017 finished square feet.
  • 567 Kelvington Drive, Unit 1, Sun Prairie: $265,000; 2 bedrooms and 1,076 finished square feet.
  • 3064 Triumph Drive, Unit 3, Sun Prairie: $280,000; 3 bedrooms and 1,728 finished square feet.
  • 1155 Liberty Boulevard, Unit 34, Sun Prairie: $324,900; 3 bedrooms and 2,222 finished square feet.
  • 737 Clarmar Drive, Sun Prairie: $370,000; 3 bedrooms and 2,276 finished square feet.
  • 3056 Edmonton Drive, Sun Prairie: $395,000; 2 bedrooms and 2,179 finished square feet.

The condo median was $231,650 lower than the single-family median for the properties that closed this month. That difference may help buyers frame a search, but it does not measure the price difference between otherwise equivalent properties.

When comparing condos, buyers should also review association fees, maintenance responsibilities, rules, and what those fees cover. Those details affect both the monthly budget and how a property fits your needs.

What September’s Sales Mean for Sellers

If you’re considering selling in Sun Prairie, these closings offer useful recent evidence of what buyers paid. The next step is identifying which sales actually resemble your property.

A smaller established home, a larger newer home, and a condo can each have different competition. Pricing starts with relevant comparable sales and then considers homes currently available and properties with accepted offers.
