DeForest WI Condo Market 2026: What Condos Are Actually Selling For

If you're thinking about buying or selling a condo in DeForest or Windsor, one of the first questions is usually:

What are condos actually selling for in the DeForest Area School District?

Through late September 2026, 63 condos have sold within the DeForest Area School District, ranging from smaller entry-level units to large, high-end condominium homes that compete directly with single-family properties.

That wide range makes the DeForest-area condo market especially interesting — and it also means that simply looking at one citywide average doesn't tell the whole story.

2026 DeForest Area Condo Sales at a Glance

Through September 2026:

  • 63 condos sold
  • Median sale price: $470,000
  • Average sale price: approximately $486,700
  • Lowest sale price: $205,000
  • Highest sale price: $770,010

The sales include condominiums located in both DeForest and Windsor within the DeForest Area School District.

Compared with many condo markets, the DeForest area has a particularly broad range of property types — from smaller one- and two-bedroom units to expansive three- and four-bedroom homes exceeding 3,000 square feet.

Where DeForest Area Condos Are Selling

Breaking the 63 sales into price ranges gives a clearer picture of the market:

  • 7 sales below $300,000
  • 12 sales from $300,000 to $399,999
  • 19 sales from $400,000 to $499,999
  • 10 sales from $500,000 to $599,999
  • 4 sales from $600,000 to $699,999
  • 11 sales at $700,000 or higher

The largest segment of the market was the $400,000 to $500,000 range, accounting for about 30% of all condo sales.

At the same time, nearly one in six sales exceeded $700,000, showing just how different the upper end of the DeForest condo market can be from the traditional idea of condo living.

Entry-Level Condos Still Exist Under $300,000

Although much of the DeForest-area condo market is considerably higher priced, buyers can still find some lower-cost options.

Sales under $300,000 included properties such as:

  • 6815 Parkside Circle — $205,000
  • 4910 Innovation Drive #308 — $208,000
  • 4414 Gray Road — $210,000
  • 6828 Parkside Circle — $220,000
  • 4910 Innovation Drive #306 — $250,000
  • 4910 Innovation Drive #201 — $275,000
  • 816 South Street — $299,900

These lower-priced properties tend to be smaller condos or older developments, making them potentially attractive options for first-time buyers, downsizers or buyers looking for lower-maintenance housing.

$300,000-$400,000 Offers a Different Type of Condo

There were 12 sales between $300,000 and $400,000.

This group included properties on Innovation Drive, Springbrook Circle, Creek Edge Drive and other areas within DeForest and Windsor.

Many of these condos offered roughly 1,400 to 1,600 square feet, generally with two or three bedrooms and multiple bathrooms.

Examples included:

  • 4450 Gray Road — $305,000
  • 4930 Innovation Drive — $309,000
  • 4940 Innovation Drive — $315,000
  • 127 Carriage Way — $320,000
  • 6802 Sunset Meadow Drive — $332,500
  • 669 Springbrook Circle — $360,000
  • 706 Creek Edge Drive #5 — $370,000
  • 608 Springbrook Circle — $380,000

This is an important part of the market for buyers who want more space than a smaller condo but still want to stay below the price of many newer single-family homes.

The $400,000-$500,000 Range Is the Heart of the Market

The most active price segment in 2026 has been between $400,000 and $500,000, with 19 sales.

These properties included a mix of larger attached condos and newer developments, with many offering two or three bedrooms, multiple bathrooms and substantial living space.

Some examples:

  • 649 Springbrook Circle — $415,000
  • 4237 Cortland Court — $419,900
  • 4817 Innovation Drive — $430,000
  • 4615 Bellflower Drive — $435,000
  • 4555 Golf Drive — $445,000
  • 4719 Bellflower Drive — $452,000
  • 6754 Conservancy Plaza — $455,000
  • 6781 Village Walk Lane — $459,900
  • 6795 Village Walk Lane — $470,000
  • 4723 Bellflower Drive — $475,000
  • 6487 Ridge View Way — $479,900
  • 6479 Ridge View Way — $489,038
  • 6493 Ridge View Way — $497,370

For sellers, this is a particularly competitive portion of the market because buyers may have several relatively comparable options to choose from.

Condition, upgrades, floor plan, garage space and association details can all meaningfully affect value.

Larger Condos Are Regularly Selling Above $500,000

The DeForest condo market also includes a substantial number of larger properties that function much more like single-family homes.

Sales between $500,000 and $600,000 included:

  • 4148 Fox Forest Way — $501,000
  • 6785 Village Walk Lane — $517,000
  • 4717 Bellflower Drive — $521,800
  • 6763 Village Walk Lane — $523,500
  • 4146 Fox Forest Way — $531,160
  • 4147 Fox Forest Way — $535,000
  • 6483 Ridge View Way — $544,404
  • 4518 Springs Court — $570,000
  • 4155 Fox Forest Way — $573,742
  • 6489 Ridge View Way — $595,962

These properties often include 2,000 square feet or more, three bedrooms, multiple baths and layouts designed for buyers who want the space of a detached home without the same maintenance responsibilities.

DeForest Also Has a High-End Condo Market

One of the most interesting things in the 2026 data is the number of high-end condo sales.

Four properties sold between $600,000 and $700,000:

  • 4761 Bellflower Drive — $613,200
  • 6701 Conservancy Plaza — $639,030
  • 6708 Yahara Springs Court — $640,000
  • 6511 Trails Edge Court — $650,000

Then another 11 condos sold for $700,000 or more.

Those included:

  • 6727 Bellflower Pointe Drive — $725,000
  • 853 Deer Hollow Court — $729,900
  • 814 Deer Hollow Court — $740,950
  • Unit 3 Deer Hollow Court — $751,000
  • 810 Deer Hollow Court — $751,310
  • Unit 11 Deer Hollow Court — $751,500
  • 849 Deer Hollow Court — $754,950
  • 838 Deer Hollow Court — $760,150
  • 826 Deer Hollow Court — $760,150
  • Unit 12 Deer Hollow Court — $762,500
  • 822 Deer Hollow Court — $770,010

Several of these properties exceeded 3,200 square feet.

That helps explain why the overall average condo sale price is nearly $487,000 — a meaningful portion of the DeForest condo market consists of very large, high-end properties.

Why the Median Price Matters More Than the Average

The average 2026 condo sale price is approximately $486,700, while the median is $470,000.

In this market, I think the median gives buyers and sellers a particularly useful benchmark because the cluster of $700,000-plus sales pulls the average upward.

But even the median doesn't tell you what a specific condo is worth.

A $250,000 unit on Innovation Drive and a $750,000 property at Deer Hollow Court may both technically be condominiums, but they appeal to very different buyers and shouldn't be compared directly when determining value.

What Determines the Value of a DeForest Condo?

When pricing a condo, I typically look much deeper than overall market averages.

Important factors include:

  • The specific condo association
  • Recent sales within the same development
  • Square footage
  • Bedroom and bathroom count
  • Finished lower-level space
  • Attached garage configuration
  • Age and condition
  • Updates and remodeling
  • Lot or outdoor space
  • Association dues
  • Association reserves
  • Upcoming assessments
  • Insurance coverage
  • Location within the development

For many condo owners, the best comparable sale may be another unit only a few doors away, rather than a similarly priced condo somewhere else in DeForest.

What Does This Mean for DeForest Condo Sellers?

The 2026 sales data shows that buyers are willing to purchase condos across a very wide price spectrum.

But the more expensive the property becomes, the more important it is to identify the correct buyer pool and properly position the home.

For sellers, I would focus heavily on:

Using the right comparables.
Properties within the same condo development usually carry more weight than broad DeForest averages.

Understanding your competition.
A larger condo may compete not only with other condos but also with single-family homes.

Presentation and condition.
At higher price points in particular, buyers tend to expect a stronger level of finish and preparation.

Association documentation.
Association finances, reserves, insurance and potential assessments can become important factors during a transaction.

What Does This Mean for Buyers?

The DeForest Area School District condo market offers significantly more variety than many buyers initially expect.

There are smaller condos available in the $200,000s, a large middle market between approximately $350,000 and $500,000, and high-end condominium homes exceeding $700,000.

That means buyers can potentially stay within the same school district while choosing among very different types of housing depending on lifestyle, budget and maintenance preferences.

The Bottom Line on the 2026 DeForest Condo Market

Through late September, 63 condos have sold in the DeForest Area School District, with a median sale price of $470,000.

But the biggest takeaway isn't the median.

It's the diversity of the market.

DeForest and Windsor have everything from smaller entry-level condominiums to large luxury properties exceeding 3,000 square feet and three-quarters of a million dollars.

For buyers and sellers, that makes choosing the correct comparables especially important.
