Why Were the Median Home and Condo Prices So Close?
September’s median single-family sale price was $477,500, just $7,600 above the condo median of $469,900. However, the average single-family price was $74,278 higher than the condo average.
Those figures describe the particular properties that closed in September. They do not mean that a condo and a single-family home with similar features have nearly identical values. With only nine condo sales, the mix of properties has a meaningful effect on the monthly figures.
What This Means for DeForest and Windsor Sellers
September’s closings provide recent reference points, but the best pricing strategy starts with homes that closely resemble yours. A smaller home, a larger newer home, and a spacious condo can compete in very different segments of the market—even within the same school district.
If you’re preparing to sell, I would use these closed sales alongside comparable homes currently for sale and properties with accepted offers. That gives us a clearer picture of both what buyers have paid and the choices they have today.
